Industrial Office Build and Facade Upgrade

We were engaged by our long standing client to build a new two storey office space in an existing warehouse facility. Working with both the client and their future tenant, the goal was to create a functional and comfortable work environment, while maximising the available warehouse space.

The two storey office consisted of a new high ceiling entry area, open office area allowing for flexible working arrangements, along with a sleek new boardroom, glazed offices, kitchen & lunchroom area along with brand new amenities.

Additionally, a new steel façade feature was designed & installed, which lifted the whole aesthetic and provided functional improvements that enhance the building’s exterior. The new facade and full building repaint, dramatically changed the look & feel of this warehouse.

We also worked in with the new tenant, assisting with additional fit out items and overseeing their
warehouse racking fitout. By integrating the tenant fit out works, into base build works, this
allowed the tenant to move into a fully fitted out new office and functional warehouse space in a
timely manner.
Building Extension to Double the size of the Existing Main Lunchroom

We were engaged by our long-standing client, to design & construct a building extension, to accommodate doubling the footprint of the existing main lunchroom facility. This project involved careful planning, budgeting and coordination to ensure the space met the needs of the employees while maintaining safety & functionality. There were a lot of moving parts in this project, as it started during the covid lockdowns and was being constructed in a fully operational facility, so key internal & external stake holder management and timings of integrated works was critical, to ensure a smooth delivery.

Blending in the new extension to the existing building required precision and finding identical matches to current finishes was important, to deliver a seamless appearance in the building extension. A large new space was created and fitted out with new kitchens, cabinetry & joinery, locker storage areas, and a large seating area to accommodate additional staff and providing space for social distancing requirements.

Working with our amazing team of sub-contractors, we were able to deliver this building extension in record time, in what was a very challenging time for all.
External & Internal Building Upgrade, Painting & New Landscaping

This project involved a full external building upgrade, including cleaning and repainting the whole building, new corporate signage, full new landscaping design, new perimeter fencing & gates and general repairs & maintenance throughout the works. These refurbishment works brought a plain looking building that blended into all the surrounding buildings, to life! It is now the flagship property in this industrial estate and the full refresh has future proofed the appearance of the building.

New fencing, gates & landscaping works, were the icing on the cake for this site. The aesthetic finish to the whole site is now welcoming, with lush gardens and custom made industrial art in the front entry gardens.

A full internal makeover to the offices was completed at the same time, including repainting the offices & amenities, replacing various joinery & cabinetry items, bathroom updates, new lighting and minor repairs. A full internal warehouse floor & wall clean was also completed.
Building ReRoof

This was the third reroof we had completed for this valued client. The existing building was over 40 years old and the existing roof sheets were leaking, had no insulation installed underneath and the sky lights were disintegrating. Adding to the complexity of this reroof, was it was over an existing fully operational 3PL warehouse. Careful & well planned stakeholder management was critical, to ensure that there was no impact to the daily operations of the warehouse team, but also maintaining full safety requirements were met for both the team on the roof performing the works and the team below in the warehouse.

20,000m2 of old warehouse roof was removed & replaced in a methodical order, and replaced with high quality Colourbond roof sheets, new skylight panels and fully insulated. The difference in temperature in the warehouse post completion was notable and made for much more comfortable working environment for the warehouse team.
Radiology Concrete Internal Building

This was a unique project for a new client that engaged us, to work with their existing architectural & engineering team, to build a “concrete bunker”. This was specifically designed to house a new state of the art radiology machine, that delivers life saving cancer therapy.

The build was going into the second floor of an existing five storey building, that was positioned next to the Wesley Hospital and also in a residential area. This within itself provided timing & access challenges, which were professionally managed, through working with the local residents, the tenants in the building, the landlord, project management team, and all contractors. Key Stakeholder Management & programming was of paramount importance on this site, to ensure that delivery by the handover date was achieved.

Major structural challenges were presented, and working alongside the Structural Engineering team, a design was created to reinforce the structural integrity of the basement carpark to support the load that was being constructed for the concrete bunker. We utilised the services of a Micro Piling Contractor from South Australia to drill 24m deep piles with only a 2.6m head height clearance in the basement.

200T of steel plates were trolleyed in and installed with a mini crane in a very tight space, all with careful planning and completed without incident.

The 1.5m thick concrete walls had to be poured in layers to alleviate the risk of shrinkage cracks through heat of hydration issues. Heat sensors were used to track curing temps and sacrificial cameras were used to monitor concrete placement and vibration.

The site was then handed over to the landlord, ready for the fitout of this state of the art medical clinic.
Internal Warehouse Office Build & Warehouse upgrade

After completing the makegood of this warehouse for the departing tenant, the landlord who is one of highly valued clients, engaged us to build a single storey office within the warehouse, along with installing new roller doors and a new delivery dock.

This was designed by the landlord’s architect and we were able to build this in a short timeframe, to allow delivery back to our client for a new tenant to take occupation of the building. The existing warehouse had an old toilet block which was demolished and removed. In it’s place a full new office block was constructed, with open plan office space, kitchen & lunchroom areas and new male/female amenities.

The existing external carpark area was reconfigured to suit a new carpark layout and entry point. Two new roller doors were installed through new penetrations in the tilt panel walls and a new delivery dock area was completed.

Key stakeholder management was essential again working in an existing facility, to ensure safe access & egress, minimal disruptions to surrounding warehouses and zero impact to the tenants.
